In the current climate context, and in response to the necessary environmental awareness, the
firm territory will have to adapt to the growth of the liquid territory, for which a management
model is proposed that considers the place as a 'Sponge Territory'.
The core of the intervention divides in three goals:
Energy, Environment and Identity
Energy promoting its production and conservation, the circular economy and electric and selfdriving
soft mobility.
Environment as biodiversity, zero pollution, sustainability and silence.
Identity valuing the landscape, memory and invention, celebrating Aveiro's pioneering spirit - in science, industry, gastronomy and arts.
Of the approximately 10 hectares of land, green areas will occupy 29%, with the planting of
more than 400 trees and more than 1,000 shrubs, proposing a rich and stimulating
biodiversity. Semi-permeable pedestrian spaces will occupy 26% of the area, celebrating
conviviality, nature and leisure, while only 13% of this territory will be for the construction of
buildings.
From north to south, the intervention is divided into 3 zones: north, central and south nautical.
For the north nautical zone, in support for the marina for 116 boats from various classes and types, there are 3 warehouses, a maintenance and repair workshop, a control and observation tower and an administrative building. In front of the marina there will be a commercial and services building.
The central area will be used for leisure and entertainment, with restricted access by car. The
‘Ria Square´, to the west, will be used for outdoor dining and drinking areas. The Arts Square in the center is designed to host open-air shows for up to 3,000 spectators, and the Green Square to the east will be like an anticipatory place for landscape.
There will be a five-star hotel next to the marina with a conference center, private dock and spa. The old fish market will be refurbished for retail and restaurants, and a new building next to it will be for scientific research, co-creation, art and environmental interpretation. Completing the complex there will be two small co-housing buildings, built using sustainable NEB Zero materials.
The southern area will have a longitudinal park along the canal to the west, single-family houses with private docks and four storey housing buildings, totalling 11,500m2 of construction. Never the less It is intended to be an area of silence and contemplation in close contact with the Beira-Mar neighborhood and central city.
